Are you real estate agents?

LVProperty Solutions is a real estate investment company. We want to buy your home, not list it. There is never a charge or a commission when we buy your property! However if listing your property is the best solution for your situation, then we can connect you with a licensed agent that is in our team.

How much do you pay for the properties you buy?

The prices we pay for houses vary, but we do not pay retail market value of the home.  Again, we are not real estate agents, and we don’t want to list your house.  If you sell with a real estate agent, you often list for appraised market value, in addition to paying the real estate agents commission (as much as 6%) and the closing costs of the house.  Additionally, there’s a good chance you will have to do a number of repairs or updates on the house to satisfy a buyer, all of which is more time and money and stress.We offer cash based on our appraisal of the house, as is.  We perform all the maintenance and repairs ourselves, and we don’t take any commission.  Our process generally takes only a few days.

What if I am facing foreclosure, can you still help me?

Yes.  As professional real estate investors, we know how to get in touch with your lenders and negotiate the terms of your mortgage in your favor – saving you from debilitating credit repercussions that can follow you for years.

How quickly can you buy my house?

If we negotiate a favorable deal for your house, we can buy and close in as quickly as 7-10 days.

My house needs lots of repairs – are you still interested?

Yes!  We can buy houses in any condition.  We foot the bill for repair costs, and ultimately, take the stress of trying to do costly repairs yourself, off of your hands.

I have no money. What about closing costs, fees, or commissions?

In most cases, we can handle all of the closing costs, and we do not charge any fees or commissions for buying your house.

What if we can’t work out a deal, can you still help me?

Yes.  While we will make all attempts to purchase your house, if it doesn’t fit our criteria for whatever reason, we can still help point you in the right direction if you want to list or pursue other options.  We work with a specialized team of professionals for exactly this purpose.
